Green Street’s CPPI is based on frequently updated estimates of price appreciation of the property portfolios owned by REITs where other price indices are based on only closed transactions or formal appraisals that can make them out of date.
Is there any time lag with price indices?
While other price indices rely on closed transactions or formal appraisals – both of which can take time to be reported and can lag behind the market, Green Street’s CPPI reflect live property portfolio values to keep up with the market. Since REITs own high-quality properties, the index measures value of average institutional-quality assets.
Is the CPPI weighted or unweighted?
